What is involved in evicting a tenant?

The rules changed on 1 May 2026. Section 21 “no-fault” evictions have been abolished, and possession must now be pursued under the Section 8 procedure, relying on a recognised ground such as rent arrears and supported by evidence. The path is straightforward: a valid Section 8 notice is served, a Possession Order is obtained from the County Court, and — if the tenant still will not leave — that Order is enforced. Ingram Associates handles the service of notices and the enforcement of the Order, including transfer to the High Court for a Writ of Possession where that will get you your property back faster.

Process serving is central to what we do. We serve Section 8 notices properly and provide a certificate of service, giving you a reliable evidential record and removing one of the most common reasons a possession case is delayed or thrown out at court.

Fast Enforcement by our Eviction Bailiffs

Once you hold a Possession Order, our eviction specialists act. Where appropriate we assist in transferring your Order to the High Court for a Writ of Possession — generally quicker than waiting for a County Court warrant — and attend to carry out the eviction itself.

Recovering Unpaid Rent

Recovering the property is often only half the picture. Where a judgment for arrears is in place, we can pursue recovery of the money you are owed alongside the possession action. Fees depend on the nature of the instruction and are confirmed with you before we proceed.
