Case Studies : Squatter Eviction
Our client was the landlord/owner of a shop that fell victim to squatters.
A client was the landlord/owner of a shop formerly tenanted by jewellers. The jewellers left at the end of their lease and two new tenants were granted a lease. After paying their rent deposit they failed to pay any rent at all and were no longer contactable by the landlord.
Ingram Associates were instructed to establish the occupancy of the property. It transpired that the tenants had left the property which together with a portable cabin situated at the rear, were being used by drug addict squatters who were residing in the shop and holding drug parties , causing extensive damage.
Following obtaining a County Court Order, Ingram Associates obtained a High Court Writ of Possession and consequently evicted the squatters. For two weeks the squatters regularly reattended the premises in the early hours attempting to gain entry once more. The client had instructed Ingram Associates to keep dog handlers on site while the site was cleaned, sanitised, secured and made fit for sale thus rebuffing their efforts. The work has been completed and Ingram Associates have a very satisfied client.
